Staging for Airbnb

When setting off on a journey to launch your home on Airbnb it’s very important to get it right first time. Bad reviews are impossible to erase and although everyone deserves a second chance you won’t get one with an online platform which uses peer to peer reviews to help your rented space get more hits and ultimately more bookings.


If your serious about making a buck from Airbnb we highly recommend using a professional home staging service to put a clear plan in place from the outset. There is a considerable difference in income between an ok property and a staged for Airbnb property.


Firstly you’ll need to identify what your strategy is. Are you renting your entire place or a single room in your house, perhaps an annex or a cottage? Are you aiming for Super Host status? Do you want to appeal to families, business travellers or all of the above? Whatever it is that you’re doing you need to absorb yourself in the Airbnb criteria for these categories and look at how you will fulfil them in the entire customer experience. Then make a realistic plan of how you will achieve excellence for your guests.



Work out how the space will be used, often this can be a shared space between you and your guests. How will you ensure everyone can find their own space? First impressions count, what will people think when they arrive at your home? Does your front door look welcoming and is it easy to access? You may think about installing a keypad system which can be controlled remotely. Is your entrance hall user friendly with good strong coat hooks and a place for wellies and shoes, perhaps a comfy seat and a table to place the morning newspapers or a fresh bunch of flowers. Importantly you will need to start getting your address book filled with excellent trades people and cleaners to help you.


In the living space, is everything positioned well so it promotes good conversation? Is everything in the kitchen easy to find so guests can whip up a quick bite to eat. Have you decluttered? No-one wants to sit amongst a ton of personal possessions, a hint of family life can spark interest but remember to be just as, if not more, interested in your guests and making their trip special and memorable.




The bedroom and en-suite are probably the most important spaces to get right, you cannot put a price on a good nights sleep especially when traveling. This space must be many things; clean being the upmost importance, it is essential to have gorgeous bedding and fluffy towels, perhaps a quiet and relaxing space to read, spacious with plenty of clever storage ideas, this could be a clever hanging solution or baskets.


The Airbnb motto is ‘Belong Anywhere’. We think this is very important when designing your space, make sure it resonates with this. Your guests should feel so comfortable that they feel like they belong here.





The presentation of your home may take some time, do take all the advice you can and try to be as creative as you can to utilise the space you are renting well. Apply many ‘little touches’, don’t be afraid to put your own stamp on things. Theme it up – if you live near the sea then create a seaside themed experience, your guests will love it.


Achieving those 5* reviews is no easy task but good planning before listing and amazing photographs will certainly lead to bookings and repeat business.
